How does Find My Roofer determine a fair price?

We use local pricing for labor and materials, as well as industry standard amounts for overhead (insurance, office expense, trucks, staff, warranty, etc.).  Finally, we allow the contractor a moderate net profit (15% roof replacement / 25% roof repair and gutter installation), as opposed to 30%, 50%, even 100% profit that some contractors require.  Occasionally we may need to exceed our profit guidelines, depending on supply and demand in the local area. Realize that prices tend to fluctuate often, and demand for home remodeling has increased since the COVID outbreak.

I have heard of contractors’ submitting bids that are too low.  Why is that bad for a homeowner?

When contractors submit bids that are too low, they are losing money.  That is bad for the homeowner, because then the contractor must cut corners to make ends meet.  Those corners could include not carrying proper workman’s comp or general liability insurance, not using proper materials, not getting the proper permits, paying people “under the table,” and more.  All of these situations can be detrimental to the homeowner.

Why do you require all payments to be made via escrow?

The escrow account protects both the homeowner and the contractor.  The homeowner can rest easy knowing that the contractor will not disappear after making a partial payment.  He must complete the job to get paid.  The contractor can also rest easy, knowing that he will be paid in a timely fashion when the job is complete.

Do I get a warranty when I use Find My Roofer?

Yes, all our roof replacements come with a 5-year workmanship warranty, in addition to the manufacturer’s warranty.  Roof repairs come with a minimum 1-year workmanship warranty.

Where do you operate?

We operate in all 50 states of the United States and are always seeking good contractors.  

How long does it take you to find a contractor? 

Typically, we can have a contractor for you within a week; however, our terms stipulate 45 days.  Sometimes there are factors beyond our control.  

Are there additional charges I should expect?

The fair price we determine for your roof is for a standard roof installation.  There is additional work that is necessary on some roofs.  For example, many, but not all, roofs need decking replaced or trusses repaired.  Further, you may opt for upgrades, such as replacing skylights or adding a ridge vent. Our agreement lists standard prices for these additional items, so you know what you will pay, if you get these items; but they are not included in the price we estimate for your roof.  In rare circumstances, if you have severe damage, you may need an architect or an engineer. We can’t dictate what they will charge.

Do you verify contractors’ license and insurance?

Yes. We confirm each contractor’s credentials to make sure each is abiding by state law; However, some states do not have state licensing requirements.  In that case where you live, you may want to check if there are any local requirements.  We are unable to check every locale where a contractor may do business in the future.

Why don’t you offer free estimates?

We are a contractor locator service, not a contractor.  Part of the service we provide is setting a price that is fair to both the homeowner and contractor. However, there is no net cost to you, as long as you use our contractor.

Do you offer referral fees?

Yes.  If you refer someone to us who gets a full roof replacement, we will send you a $100 gift card.  For a gutter replacement, we will send a $50 gift card; and for a roof repair, we will send a $25 card.  Make sure to tell those you refer to enter your information when starting a project.

Do you offer financing?

In most cases, we can facilitate financing, either through us or the contractor.
